Budapest Airport set to launch construction of massive new office building!

A major new development is taking shape at Budapest Ferenc Liszt International Airport (Budapest Airport), where construction may soon begin on an office building of nearly 10,000 square metres. The facility is designed to provide a modern working environment for many of the airport’s operational staff.

The project’s general contractor is being sought through a recently announced European Union public procurement process.

According to a report by Magyar Építők, the new facility will be located near Terminal 2 and will serve as a consolidated Airport Service Centre, housing ground handling staff, airline employees, and various departments of Budapest Airport.

Multi-purpose, secure, and sustainable

The building will feature a T-shaped layout with varying heights for each wing: one section will be two storeys (ground floor + 1), while the other will span four storeys (ground floor + 3). The total usable area will be approximately 9,530 square metres, with a maximum height of 12.26 metres.

The facility will include three distinct security zones in compliance with stringent aviation safety standards, addressing ground-side, controlled ground-side, and SRA (Security Restricted Area) requirements on the air-side.

Utility and service areas will be located on the ground floor, with office space on the upper levels. Accessibility will be ensured via four lifts. The building will feature a monolithic reinforced concrete structure and will be designed using state-of-the-art BIM (Building Information Modelling) technology, in accordance with Budapest Airport’s specifications.

BREEAM “Excellent” certification in sight

The airport operator is placing strong emphasis on sustainability. Plans call for the new office building to obtain the internationally recognised BREEAM “Excellent” environmental certification. This designation is based on criteria including energy efficiency, responsible material usage, and minimising environmental impact—all of which will be key responsibilities for the appointed contractor.

Parking, green spaces, and new access road also planned

The project extends beyond the construction of the office building itself. The contractor will also be responsible for the associated external infrastructure, including a new access road, parking spaces, utility connections, green areas, and a recreational park.

Securing all necessary permits for full implementation—including any modifications to existing construction permits and the final occupancy permit—will also fall within the contractor’s remit.

According to the airport’s plans, the new facility is expected to significantly enhance operational efficiency while providing employees with a modern and sustainable workplace.
