PHOTOS: “Office building of the future” in Budapest will be completed soon

The end of a major project in the IX district is approaching. The lower four floors of the building will be office space, while the upper four will operate as a hotel. The multifunctional Liberty office building will open in the first half of the year. Due to the number of specific elements used during construction, it will not only offer unique solutions after its opening but it will also stand as an impressive landmark.

The building, located on Könyves Kálmán Boulevard in the capital’s IX district, reached structural completion on schedule in June 2022. HBM Soletanche Bachy Ltd. carried out the foundation works and SWIETELSKY Magyarország Ltd. undertook the structural construction of the Liberty, located in the new office district near Népliget, next to the Telekom building.

Multifunctional office building

In the building, the two functions will be developed separately, complementing each other. The office and hotel floors will be accessible from separate lobbies, with hotel rooms on floors 5-8. A conference room with a capacity of 250 people will be located on the ground floor. The building will feature an interior garden with plants and water features created by ecologists, and the rooftop will offer sports fields, a running track and relaxation gardens for active recreation.

As part of the Liberty project:

  • hotel with 3-4 star room units,
  • A+ office space
  • and commercial units will be provided.

WING Zrt.’s video-sharing channel provides insight into the development and construction of newly erected, energy-efficient and modern buildings. It is important to highlight that environmental solutions have also played a major role in the design and construction of the Liberty project, which is aiming for BREEAM Excellent environmental certification. This includes energy-efficient equipment such as heat recovery ventilation, low-energy LED lighting and low water consumption sanitary fittings. Electric charging stations will provide charging facilities for the increasingly popular electric vehicles.

Unique solutions

Already during the construction of its structure, a number of special elements were used, so it will not only offer unique solutions after its opening but will be also an eye-catching part of the city. The firewalls between the floors, the concrete ledges that extend from floor to floor, the window walkways and the structures that support the decorative louvers also serve as a striking architectural element. Rigid steel inserts have been inserted into the sloping cornices to give stability to the slender form.

According to MagyarÉpítők, WING Ltd., one of the largest real estate developers and investors in the Hungarian and regional real estate market, won the “Company of the Year” award at the EuropaProperty CRE Real Estate Awards 2022 with the Liberty project. The company received awards in three categories: Retail Developer, Office Developer and Refurbishment/Extension Project, with the GOBUDA Mall project winning the top prize.

Another interesting detail of the construction is that a total of around 3,600 tonnes of reinforcing steel were installed in the building, which is equivalent to the weight of 2,200 average cars or 20 empty Boeing 747s. The pit dug by HBM during the foundation work could be filled with about 35 Olympic swimming pools of water. The construction of the structure used roughly 34,000 cubic metres of concrete. This amount would fill a cube with a side length of about 32.5 m in one piece.
